Villa management & property care prices in Phuket (2026)
What it costs to have someone look after a Phuket condo or villa while you're away, from published price lists.
Fewer than half of Phuket's property care firms publish a price. Most will quote once they've seen the property, because a sealed one-bed condo and a four-bed pool villa on a hillside are very different jobs. The figures below are the ones companies do publish, so treat them as a starting point rather than a quote.

What pushes the price up
- A pool. Weekly pool care alone runs to around ฿2,500 a month.
- Garden size and how much needs cutting back in the wet season.
- Visit frequency — weekly checks cost more than fortnightly, but catch problems sooner.
- Cleaning included versus checks only.
- Location: firms based on the west coast may charge more to reach the south or east.
Flat fee or commission?
If you don't rent the home out, you'll normally pay a flat monthly retainer. If you do, rental managers usually charge 15–30% of rental income and fold care, cleaning and repairs into that. For an owner who rents only a few weeks a year, a flat home-watch fee plus occasional rental help is often cheaper.
