Empty-home checklist for Phuket owners
Phuket's heat and humidity are hard on a closed-up house. Use this before you leave, and to quiz any provider you're thinking of hiring.
The wet season matters most. Between May and October, heavy rain, blocked drains and humidity can do months of damage in a couple of weeks. Make sure visits increase, not decrease, over these months.
Humidity & mould
- Is someone airing the house and running the aircon or dehumidifiers on a schedule?
- Are wardrobes, mattresses and soft furnishings checked for mould spots?
- Are leather, wood and electronics protected or stored properly?
Water, drains & plumbing
- Are taps, showers and toilets run on each visit so traps don't dry out and smell?
- Is the main water supply off, or is a leak detector fitted?
- Is the water tank and pump checked for leaks and cycling?
Storms & the wet season
- Who clears gutters and drains before May?
- Are outdoor furniture and loose items stored when a storm is forecast?
- Who checks the roof and ceilings after heavy rain, and sends photos?
Pool & garden
- Is the pool dosed and filtered weekly, even when no one is swimming?
- Who cuts back palms and trees overhanging the roof or pool?
- Is the garden watered during the dry season (Dec–Apr)?
Security
- Is the alarm monitored, and who responds when it goes off?
- Are timers set on lights so the house doesn't look empty?
- Is post and leaflet build-up cleared at the gate?
Bills & utilities
- Are electricity, water, internet and juristic fees on direct debit or paid by your manager?
- Is anyone reading meters monthly to catch a leak or a fault early?
- Has the internet been paused or kept on for CCTV?
Keys, access & insurance
- Who holds keys, and is that written down with a key log?
- Does your insurer need the house visited at set intervals while it's empty?
- Does your insurer need proof of visits (dated photos) to pay a claim?
